Not a chance. No landlord is gonna give you the option for 8 months knowing that he's then going to have to rent it for the summer alone - the hardest season to rent. And because all landlords figured this out, no one does 8 month leases and students are forced to do 12 months. Suck it up and do a 12 month like everybody else.
If you don't mind waiting until the last couple of weeks before September, you might be able to find a desperate landlord who's still trying to rent out their place in which case you might be able to get a 4 or 8 months lease from them. Worked for me and then you can just sublet for winter/summer.
I actually saw quite a few kijiji postings for May-Apr 8 month leases. There was also an 8 month lease for a female students only place starting from Sep. They're quite close to UW.
